套房 (taofang) and 雅房 (yafang) room rentals in Taiwan
Many renters in Taiwan take a single room rather than a whole flat. Listing sites sort these into 雅房 (yafang), a room with a shared bathroom; 分租套房, a room with its own bathroom inside a shared flat; and 獨立套房, a self-contained suite with its own door number. Many landlords hand their homes to 包租代管 firms, which either lease the home and sublet it (包租) or manage it for the owner (代管).

Who rents it and for how long
Who: Students, young workers and newcomers to Taipei and other cities, including international students and foreign workers.
Typical stay: Usually a one-year lease; some operators let furnished rooms from one month.
Rules
- Taiwan's Rental Housing Market Development and Regulation Act caps the deposit at two months' rent (art. 7). It does not apply to leases of under 30 days or to stays for leisure or travel (art. 4). Text as amended 8 Feb 2023. [source, 8 Feb 2023]
- Rental housing service firms (包租業 and 代管業) need a licence from the city or county, a business guarantee deposit, certified rental housing managers and trade-association membership before they can operate (art. 19). [source, 8 Feb 2023]
- Taipei's social housing 包租代管 programme uses contracted firms to lease or manage private homes for eligible tenants, with tax cuts and repair, insurance and notary subsidies for owners. Homes rented out as 分租套房 or 雅房 cannot join. [source, 22 Oct 2026]

- SKY FUN (星鴻租管): Social housing 包租代管 contractor; says it serves 14 cities and counties.
- Yifang Life (一方生活): 包租代管 brand; about 400 rooms managed and 1,000+ tenants served (company-stated in an Economic Daily News sponsored feature, 29 Sep 2026).
- Zuyou (租寓): 包租代管 firm; started 2015 as Zuker, renamed Zuyou in a 2022 merger, raised NT$10m in 2022 and joined Taipei's phase 4 social housing 包租代管 programme (company about page).
